The typical home
Zillow's typical home value for each county: the middle of the market, not the cheapest or the fanciest.
The full monthly cost
Principal and interest at today's 30-year rate, plus that county's property tax rate, insurance, and mortgage insurance under 20% down.
The lender rule
Housing up to 28% of gross income, and housing plus other debts up to 36%. More on the method.
